A new affordable housing lottery has opened up at 3365 Third Avenue in Bronx, with 22 apartments up for grabs through NYC Housing Connect.

The units are unique in that they are in one of the borough’s only buildings that has been constructed to passive house standards, and one of the few in the city that has been designated as low-income housing. It was designed by Curtis & Ginsberg Architects, and will come with a 9,500-square-foot community facility on its ground floor.

The passive house aspects come through in the design, which includes, “the use of insulated concrete forms with energy stick, an air-tight building envelope … fiberglass triple pane windows, energy recovery ventilators, split heat pumps for heating and cooling, all lighting will be LED and low flow water fixtures,” according to the developer, Bronx Pro Group.

The affordable apartments are a mix of studios, and one- to four-bedroom apartments, with the majority in the studio, one-, and two-bedroom configurations. The units are now, however, set aside for extremely low-income families; they’re available to those making either 60 or 100 percent of the area median income, or between $31,543 and $75,600 (that’s 60 percent) or $45,497 to $126,000. (Those numbers only represent the low and high ends of the income brackets, and also depend on the number of people living in a unit. The $126,000 figure, for example, would be for a four-bedroom apartment with eight residents.)

Applications will be accepted through October 31, 2017, and there’s preference for Bronx CB3 residents.
